This program saves Property Manager’s time, creates consistency with Strata Councils, allows for annual budgeting/forecasting and helps to avoid costly emergencies.


Our maintenance program is custom designed for every building.

Our Program System includes:


Hydro Jetting Service

Hydro Jetting is an important part of your drainage system's maintenance.


Over time, drainage pipes - vertical and horizontal - can become clogged with all manner of solid blockages - leaves, hair, grease, foreign objects, etc. as well as natural wear of the pipes inside called Scaling which can cause further problems.


Hydro Jetting uses streams of water ejected from a hose at forces up to 3,000 psi. The drain lines are "cleared out” with intense pressure that is enough to clear through nearly any blockage in your drainage system, removing the scale and any blockages.


As part of our commitment to the environment, we don’t use any kind of harsh chemicals or abrasive cleaning agents as it can cause stripping or pitting to the piping unit. Our cleaning process uses highly pressurized water – a proven and effective technique for the elimination of buildup and scale.


Pressure Washing Parkade

After hydro jetting the drain lines, it is necessary to sterilize the parkade. Pressure washing is the best way to clean a parkade. It provides a far superior clean when compared to power sweeping.


We pressure wash walls, driveways, parking stalls of underground parkade or any other space to remove accumulated dust/dirt/grease. We use biodegradable cleansers when required.


We have the necessary equipment, nozzles and experience to meet the task to leave your property looking brand new.


Our top-of-the-line equipment can produce up to 3000 p.s.i. (pounds per square inch) of hot or cold water based on the surface and our client’s needs. Typical applications include removing grease stains from stalls, rinsing dust from walls and pipes, cleaning stairwells, whitewash restorations, remove algae, etc.

Vac Truck Service

Once the parkade is cleaned, all of the waste and debris has accumulated in the catch basins. Our "Low Boy" vac trucks are specifically designed to be smaller and low enough to fit inside any


underground parkade due to our trucks’ low clearance. Therefore, we are able to reach all catch basins even in the most precarious places. Our trucks can hold up to 500 gallons at a time so they are large enough to provide full servicing with one visit - saving you time and money.


The Vac Truck Service Cleans the Following:

  • Storm & sani systems

  • Trench ditches

  • Catch Basins

  • Interceptors

  • Oil/water separators

  • Sump Pumps

  • Elevator sump pump and pit

A Vac truck or pumper truck is a service truck carrying a holding tank for the purposes of pumping liquids or solids into and out of holding tanks. To help in this removal, our units come equipped with 400 C.F.M.s of vacuum power. Once the waste is collected and removed, we dispose of it according to regulatory guidelines.


Parkade Maintenance Program

After the vac service is complete, the whole building system is now properly serviced. Depending on the building, the frequency of the above individual services will vary. After our initial servicing, we will provide you with our recommendations on maintenance frequency. We will provide reminders when the future servicing for the building is due and coordinate scheduling the Property Manager prior to the servicing date.
